Finding your dream home is no walk in the park and although not everyone can afford to create the new build of their dreams, there are properties who need only a little TLC to become everything you had always hoped for.
Open Your Eyes
It is often so easy to view one negative in a property and tarnish the whole building with the same thoughts. Whether you are buying your first property or you are moving homes and expanding, finding that perfect spot to call your own can be one of the hardest decisions you will ever have to make.
One of the biggest pieces of advice I give to all of my clients, as a registered surveyor and someone who views properties all day long, is to look past the existing décor and take a look at the four walls you are standing in. Is it something a lick of paint can fix, or is it much deeper rooted issues that will cost time and money in the moving process?
Necessary Surveys and More
As well as providing my clients with the surveys their property’s need, I also offer professional advice regarding their decisions in purchasing and selling. Within my time as a chartered surveyor, I have been lucky enough to work in a whole manner of properties, from traditional buildings to modern structures and still to this day I take the time to look at the minor details, rather than the colour of the curtains in the kitchen.
Although I am saying that you need to look past the aesthetics and pay attention to the actual property condition, I am not asking you to become expert surveyors overnight – leave that to me!
Some simple techniques from my surveying experience that you can follow when viewing properties are to keep an eye out for certain tell-tale signs and make a conscious decision if this property needs more than just a makeover. Following from that take a look at both internal and external elements noted below.
External Sign Posts

If you can point out a musty smell throughout the property, there are stains on the walls and there are areas of darkness on walls and ceilings, you may have a damp problem.
As well as looking for damp externally, you can often tell the condition of the interior walls without needing to look (in most cases, property sellers will cover up the internal damage with a lick of paint, ready for you to uncover it at a later date). Also look out for signs of pointing damage where recent cracks could have occurred and take a quick look at the condition of the window surroundings.
Internal Sign Posts
Internally, you need to be able to get a good look at the wall condition, regardless of whether there is a bookshelf in the way. Look out for damp, un-evenness in the wall, low level cracks and certainly look out for the state of the materials used. If you can’t view these things, then don’t worry, that’s where I step in!
