If you don’t clarify the credibility of your property survey, there is near to no point in having one at all.
Although that is a bold statement to make, as a chartered surveyor myself, I am well aware of the problems following poor surveys that have been carried out at any property throughout the whole UK.

Picture yourself in your dream home, you’ve been to view the property, you’ve been approved for your mortgage and the architecture has whisked you off your feet. The next move you make is putting in an offer and right away its accepted! What could be better?
Your mortgage lender has now arranged a valuation survey which you think is totally acceptable because the bank has approved it and you choose not to move further with any other surveys. If your mortgage lender thinks its ok, then surely that’s enough? WRONG.
When given the option to carry out further surveys at your new property you need to always, without a second thought, get something more than a valuation survey.
Misunderstanding Is Common
The common misunderstanding that many homeowners fall for is that you will cope just fine with the standard valuation survey. The only elements that this survey covers are the mortgage lenders checking if the money they are lending you can actually be recouped in the property if you fail on your mortgage payments. Although it may make you aware of some issues regarding the value, “it won’t give you a real picture of its condition”.
They don’t check the property condition, structure, defects or any of the materials used and certainly won’t tell you if the property is riddled with pests.

It is so easy to get caught up in the trap of falling for your dream home without planning out for the future. We have all heard of first time buyers, quick to finalise the property signing who end up living in a house of horrors not fit for animals. Behind their flawless façade of a property there are hidden truths and defects that were not picked up in the valuation survey, that are sure to crop up later on with hefty costs and further damage.
Ask yourself, is missing the payment now worth the damaging risks in the future? Would you buy a car without checking the mileage, parts and defect history? The answer is often no.
